What does the premium finish package include at Belterra?

Select homes at Belterra feature our premium package, which includes a fireplace, premium kitchen finishes, and ceramic shower tile.

What size apartments does Belterra offer?

Apartment sizing:

Studio: 497 Sq. Ft.
1-Bedroom: 701 Sq. Ft.
1-Bedroom + Den: 977 Sq. Ft.
2-Bedroom: Floor plan options from 912, 966, 972, 1017, 1032, 1173 and 1178 Sq. Ft.
3-Bedroom: Floor plan options from 1454, 1487, and 1494 Sq. Ft.

Is Belterra pet-friendly?

Yes! Belterra welcomes up to 2 pets per apartment home. Dogs and cats are welcome (breed restrictions apply for dogs). Belterra also features a variety of pet friendly amenities, including a dog run, dog spa, and walking trails nearby.

Maximum: 2 pets per home
Pet deposit: $300 refundable per pet
Pet fee: $200 one-time fee per pet
Pet rent: $50/month per pet
Pet Screening: $30/year per pet

Yes, all apartment homes at Belterra include in-unit washers and dryers.

Do apartments have balconies or patios?

Yes, all apartments at Belterra feature either a patio or balcony.

Is Belterra a smoke-free community?

Yes. Belterra is a 100% smoke-free community. Smoking is not permitted inside apartments, on patios and balconies, or in any common community areas.

What schools are near Belterra?

Belterra is located within Osseo Area Schools (ISD 279). Nearby schools include Oak View Elementary, Maple Grove Middle, and Osseo Senior High School. Contact the school district directly to verify current enrollment boundaries before making enrollment decisions.

What restaurants are near Belterra?

Belterra is part of The Boulevard, so residents can walk to on-site dining at The Global Table or The Buttered Tin inside Coborn's Market & Table. Nearby options include Brick & Bourbon, Northern Taphouse, and Fazenda Brazilian Steakhouse.

Are there shopping options near Belterra?

Yes! Belterra residents can walk to Coborn's Market & Table right within The Boulevard, and Maple Grove's Arbor Lakes shopping district is just minutes away (about 5 miles), with major retailers including Costco, Target, Trader Joe's, and Kohl's.

Qualifying & Affordable Housing

Does Belterra participate in the TIF housing program?

Yes. Belterra participates in the TIF housing program. Affordable housing apartments are marked with an 'Income Restrictions Apply' tag and “Affordable” name on our floor plans page. Belterra accepts Section 8 Housing Choice Vouchers and other forms of rental assistance programs.

I am currently a student. Would I qualify for the TIF Program?

Eligibility depends on the student status of every household member. If all household members are full-time students (kindergarten and above), the household generally will not qualify unless it meets an applicable exemption. If at least one household member is a part-time student or is not a student, the household may qualify. Please contact the leasing team to discuss the full-time student household exemptions and your specific circumstances.

Does Belterra accept Section 8 vouchers?

Yes. Belterra accepts Section 8 Housing Choice Vouchers and other forms of rental assistance, provided the subsidy meets or exceeds the established rent amount. Contact our leasing team to discuss how your voucher applies.

Is income calculated on gross or net pay?

Eligibility is based on gross income — your earnings before taxes, deductions, or withholdings. This includes all income sources for every household member: wages, self-employment, Social Security, disability benefits, child support, alimony, and any other regular income.

What are the maximum income limits to qualify?

Belterra's income limits are set at 60% of Area Median Income (AMI). Your total gross household income (before taxes) must be under the following amounts:
